Contract
A rental contract for a short term holiday let exists between the paying client – an individual aged 18 or over - and the owner of the house, when the guest receives confirmation of their deposit payment.
Occupancy
No more than two adults are to occupy the house. However we can accommodate one baby by special request. We reserve the right to refuse entry for the entire party if the property’s capacity is exceeded. No sub-letting is permitted.
Cancellation
Please note we have a six-week cancellation policy. Should cancellation be necessary, we must be notified as soon as possible, at which point we will endeavor to re-let the accommodation for the period of the booking. If we are successful in securing another booking for the entire period, we will refund any payments made (less a small administration fee). If cancellation occurs within six weeks of the check-in date, and we cannot re-let the property, then any booking fees paid will be forfeited, and the full balance will be due. Travel insurance with cancellation cover is therefore recommended.
If any outstanding payments are not made within six weeks of the check-in date, we are entitled to treat your booking as cancelled and any booking fees paid will be forfeited, and any outstanding payments will be due.
We reserve the right to cancel or alter reservations before or during a visit in unforeseen circumstances such as weather damage to the property. A full refund of the let fee paid will be refunded, with no further claim against the owners.
Booking Deposit
A 50% deposit per rental period is required when the booking is confirmed. The remaining balance will be required six weeks prior to let date (unless a late booking or by special arrangement). If final payment of any outstanding amount is not completed within six weeks of the check-in date, your booking will be automatically cancelled, and any booking fees paid will be forfeited. If booking is made within six weeks of the check-in date, 100% of the payment will be taken upfront.
COVID-19
If Government travel restrictions prevent you from coming to stay at Rink Hill on your chosen dates, we can offer a postponement at no extra cost or a full refund.
Good Housekeeping
We understand general everyday wear and tear, however if damage or breakages are excessive then payment will be required.
Cards accepted
We accept all major credit and debit cards. Payments are processed through a secure third-party platform, Holiday Rent Payment.
Bookings management
Bookings are handled by a secure third-party bookings-management system, Supercontrol. Rink Hill will only be let for the period of hire confirmed at the time of booking. All bookings are provisional until confirmed by the owner of the property.
Check-in
Arrival is after 4.00pm. We offer the option of meet and greet, or a self-check-in process, with access instructions sent at the time of booking. We kindly request check-out by 10.00am please. This allows us to prepare the house for subsequent guests. We ask all guests to leave the house in a clean and tidy condition.
Services
Electricity / heating, Wi-fi, satellite TV, linens / bedding, towels, toiletries and duvet are all included, plus wood for the stove. Guests enjoy exclusive access of the cottage and the hot tub area outside.
Pets
Due to the compact nature of the building, its high quality furnishings and in consideration of future guests, no pets are allowed. A £500 fine is applicable.
Smoking
Smoking is not permitted inside the house. If there is evidence of smoking internally, or if cigar / cigarette ends are left outside, a £500 fine is applicable.
Liability
The owners accept no liability for any death, personal injury, loss or damage of guests’ personal property while staying at Rink Hill. The use of the property and its contents is entirely at guests’ risk. The property is located on a working farm, and due care and attention should be taken when exploring. Please be aware that the behaviour of livestock is unpredictable; cattle, especially those with calves, can readily charge. Visitors enter livestock fields at their own risk. We accept no liability for damage to vehicles using the hillside track to Rink Hill, which is not recommended for vehicles with very low clearance.
Right of Entry
We reserve the right to enter the property at any reasonable time for maintenance, repairs or inspection.

Please inform us as soon as possible if you have any complaints or suggestions regarding Rink Hill, to allow us to address such issues immediately.
